Many people think you can get a better deal with a builder if they do not have to pay a Realtor. This is not true. The builder will not discount the home becuase you do not have a Realtor. A good agent will know what the builders are willing to negotiate on, and can get you a much better deal, and make the whole process more enjoyable.
The new home builders in Austin usually have their own contracts, not the standard TREC contracts. They also all do other things a little differently. Most builders will try and force you to use their lender. This is absolutly illegal under RESPA, but the builders have been getting away with it. A good agent can usually get a builder to accept your offer and allow you to use the lender of your choice. This allows you to get the best deal on financing. You can negotiate on the price of a home all day long, but in the end if you overpay for your financing, you have still overpayed for that home. The wrong financing can end up costing you tens if not hundreds of thousands of dollars over the life of the loan. You should always handle buying a home, and getting financing as two seperate transactions. Shop around and get the best deal on both.
